Periodic Maintenance

Certain elements of the coverage require special attention. These elements could compromise the system’s waterproofing as well as proper water drainage. DEBRIS

Remove all debris that could damage the covering or prevent proper water flow.

Clogged Strainer

Remove all debris that could clog the drain strainer. The accumulation of debris in the drains can prevent adequate drainage of the covering.

Grease Recovery Damage

Periodically empty the grease traps installed on the covering to limit the spillage of liquids harmful to the membranes.

In case of spillage on the membranes and you notice that the granular surface is altered, have the membrane repaired by your roofer.

Drainage System

Ensure good water flow in the pipes. Ensure it is insulated to prevent condensation issues.

Caulking Joint

Check and maintain the caulking joints using sealants compatible with the membranes of your roofing system, both for flashings and piping.

Vegetation

Ensure to cut tree branches near or above the roof, and remove all debris from them on the covering.

Snow Removal

The majority of roofs constructed in Quebec are designed to remain watertight despite the harshness of our climate.

Since snow removal can damage the materials covering our roofs and reduce their lifespan, only remove snow if there are good reasons to do so.

Deficiencies to Observe and Repair

These deficiencies can compromise the waterproofness and/or integrity of the system. Corrective measures must be undertaken to rectify these situations. In some cases, preventive repairs can be carried out to ensure that these deficiencies do not compromise the roof’s watertightness in the short to medium term. An annual visit by one of our specialists could be beneficial to prevent weather conditions from causing more severe consequences.

Water Accumulation

If you notice water accumulation that does not dry up within 48 hours in summer (72 hours for white membranes), contact your roofer to make the necessary corrections. Adjusting the slopes to properly direct water towards the drain may be feasible

Water Infiltration

Notify your roofer immediately. A thermographic camera analysis may be feasible to determine the source of the infiltration.

Blistering or Wrinkling

Although these deficiencies do not cause problems in most cases, try to identify the causes with a professional if these blisters or wrinkles are numerous or large, more than one square foot. The factors for blistering may stem from inadequate attic ventilation, poor drying at the time of membrane installation, or heavy condensation around equipment or drains. A thermographic camera analysis may be feasible.

Physical Damage

If you notice damage, whether caused by snow removal, the sun, or other factors, request an intervention from your roofer as soon as possible to prevent any water infiltration under the membrane.

Open Joint

If you notice that a joint is open or there is detachment of the membrane flashings, notify your roofer without delay.

Vent

Ensure that the vent cap is in place and securely fastened. Check the condition or presence of sealant around the drain at the level of the finish membrane. If you notice signs of condensation or moisture near the drain, make sure that the vent pipe is properly insulated.

Bare Section

If you notice that the granular finish of a membrane is altered or dissipated, and the gravel has shifted to the point where the membrane is visible, call your roofer to determine the cause and carry out the necessary repairs.

Mechanical Fastener Uplift

Notify your roofer immediately to determine the cause and proceed with the necessary repairs.

Mechanical Equipment

This type of equipment must be anchored directly to the structure or on membrane-clad frames attached to the structure. Furthermore, ensure that their distances from drains or vents comply with regulations. Check the compliance of its construction with a professional. A tolerance for equipment weighing up to 150 pounds may be placed directly on a waterproofing membrane with suitable supports.

Premature Wear

With regular inspection, it is possible to intervene in time, and if necessary, add a sacrificial membrane at required locations to maintain an efficient system and extend the lifespan of your roof.
